I'm not familiar with your market, but here are some thoughts:750 Sq ft is small for a 3/1.Interior looks like a flip but it seems like it has been owned by the sellers for a long time...so maybe not.They have been trying to sell this property for 6 months and have reduced price. 

I have been investing in real estate for well over twenty years and can tell you there are a lot of ways to make money in real estate. 

Yes, he can be sued by the seller; anyone can sue for almost any real or imagined cause.  

 - flipping is a job, stop flipping and stop making money.

I flipped and did some buy and hold when I lived in Florida.   

Also, you could consider buying something with "hard money"; this comes at a higher interest rate, but you might be able to get into a property and either flip it or refinance it.

Sooooo CA should have no problem at all flipping that bill, right?
