Assuming the final price is enough for all parties to be satisfied, you'd do a JV agreement with the wholesaler and the realtor would be paid their commission (as opposed to a separate JV).

We gave them the option to move if they needed to - and by doing it the way we did it, it gave them time at their old rate to absorb the news and make a decision for themselves without them being under extreme pressure to move immediately.

You get to rent to professionals who are less likely to trash your property, you get to charge a higher rent than long term, and you're being paid by large, 3rd party companies that are extremely unlikely to not pay rent.
