I expect modest appreciation with the properties I have purchased, but am hopeful we could one day see an explosion in growth like Phoenix or Denver.

You don’t want tenants moving them in and out of your property, you don’t want tenants booking them up wrong and causing a flood, fire or explosion.  

@Matthew Cullum - WPB is completely different market than Miami and I would argue it benefits from Miami’s explosion.

I'm in Columbus, Ohio, and this market is primed for explosive growth, with massive drivers like Ohio State University, Intel, Nationwide, etc.

Though it can't compare to the explosive growth seen in tech hubs such as the Bay Area or Southern California, there are plenty of attractive prospects for those interested in investing in real estate throughout this region.

I just recently moved to the valley about a year ago and I apparently missed the explosion of growth in Edinburg that seems to have coincided with the formation of the UTRGV system.  

Just seems like Atlanta and Detroit are opposites in that way: Atlanta is a place with strong fundamentals: incredible job growth and a population explosion where everyone who owns property has made easy money.

This city is seeing such an explosion of growth in all sectors, including commercial, multi-family, residential rentals, retail, you name it...it's been a bit crazy the past few years and is still just blowing up.

I have a 4 unit that returns less but is in a less desirable town and therefore appreciated less during the pandemic market explosion.
