You don’t go to the doctor and ask them to diagnose a sore tooth, so why ask a non investor their opinion?

I did not think they would ever retire; however, this summer my mom was diagnosed with Alzheimer's, so it was out of necessity. 

You'd have to provide more detail for anyone to be able to help you diagnose the problem.

I don’t show my houses, don’t check k their credit application, don’t collect payments, don’t deal with repairs unless I want to and in which I am part of the maintenance crew that is being dispatched/or to diagnose the problem and refer if needed...

Refrigerators and most appliances aren't cost effective to even diagnose anymore.

Assuming the savings would be in the personal property lower interest loan, lower maintenance costs since I can inspect & diagnose problems, make some improvement along the way.

When i studied finance in b school and studied for my CFA, we usually looked at price to sales ratio and sales yields as a comparative analysis to quickly diagnose financial statements and valuation.

That is like asking a doctor to diagnose someone over the phone who says "I do not feel good". 

I had helped another investor friend of mine, so I am familiar with the process here in Philadelphia, so I could have done it myself.However,  my immune system is compromised as I had stage 3B Melanoma, diagnosed in 2017, so I just passed the 5 year mark in remission, but the treatments unfortunately put me at high risk of getting covid and having it be more dangerous for me than someone who has a better working immune system.
