We only have this one window AC unit in the bedroom of my STR unit, but coupled with a ceiling fan in the living room one room over, it does a really good job at keeping the apartment cool on even the warmest of days. 

Its definitely a cool space.

I imagine there are a lot of 3/2 that probably sleep 8-10 and if you can offer a slightly larger bed count and a cool game room/theme room you can differentiate yourself a bit from your competition and get some extra revenue through slightly higher rate (extra person fees, etc) as well as an overall higher occupancy.

And on the other side, I've seen some vacation rentals that are otherwise nothing special but they put in a cool wall of bold wallpaper, pay for nice furnishings and develop a vibe and they outperform their competition.
