I have that as well as a few other common sense rules - like don't throw cigarette butts on the ground, grills/BBQs can't be used inside, etc -- the lease is a bit lengthy, but I feel having some of these stated is required. 

There is nothing you can realistically do to keep cigarette smoke localized.

Sometimes it is difficult to know where to draw the line-- for me the following situations are not ok:any conditions that would allow a tenant to escrow rent,  must be fixed immediately. any evidence of a hoarding risk, Any evidence of hard drug use or any drug sales, Filth to a degree that would attract vermin or pests, Smoking in a renovated unit, evidence of destruction by tenants or pets (holes in doors, urine/stains on carpet, cigarette burns)Outside conditions that are unsafe or that vary from the norm for the neigborhood.

He smoked a lot of cigarettes and at first was somewhat standoffish but once he realized the crew was cool he was super friendly to everybody. 

You don't take away study hall from every student just because a couple of kids were caught smoking cigarettes outback...If you're mad about the gurus teaching bad ways to REI then become a (so called GOOD guru) and teach the right way to invest!
