Are there any other types of real estate that might represent value sector, energy, healthcare, etc. 

This is tedious, cumbersome and annoying, but a better use of time and energy then analyzing a property, seeing it, speaking with the listing broker or getting a pre qualification.

Makes it very easy to take advantage them:( Hi @Drew Sygit,My apologies - I'm a bit late to the party here but wanted to address your bullet point concerns:-We use internal models to forecast the total tenant roommate demand per zip code - and are mindful to not oversaturate a given area.  

It occurred at 10pm and the bullet went into the pillow of the tenant below him, who thankfully wasn't home.

The prices for a rehab are a great value (under $100,000) but I don't have time or mental energy to do a BRRRR (did a renovation in California and doing a rehab out of state doesn't sound appealing to me).

Do I bite the bullet now or again hope till its gets better and potential does not have as big a financial impact.

As I go through this journey I have also decided to educate myself in real estate investment so that I can be best prepared for July 2020, this is the point when I will be debt-free and will be shifting all my energy to actively investing in real estate utilizing the BRRR method.To that end, I have made it a goal to analyze 2 properties per day so I can become familiar with my area and become comfortable analyzing properties...and that is where my issue is.
