3.First one couldn't be bothered as it wasnt a beach rental.Second one stuck anyone with a pulse in, never got money, and we got continual demands for cleaners and repairs.Third stole $4k.

In regards to the contract request, not sure too many folks will bother with that.  

Those fast flips are obvious since they kept a crummy layout-why bother with "the lipstick on the pig" approach?

Most of the time, I don't bother segregating used appliances in my rentals.  

You can be almost anywhere you please, including at an American Consulate in Mexico after finishing your freaking boat race to Mexico that you didn't bother telling me you were going on when we opened escrow!

I wouldn't bother looking at it.

If you are conflict-averse or don't want to be bothered with answering the phone or returning calls promptly, then suck it up and hire someone.

Don't bother, it is not necessary in Canada unless you actually grow to the point of having 5 or more actual employees.

They have some dogs that bark, and bother other tenants, but they always pay on time, and don't cause much other issue.  

I'm currently paying down some old mortgages in the 6 & 7% range, but only because my acquisition cash is earning zilch while I wait for an opportunity.I probably wouldn't bother accelerating a tasty newer mortgage in the 3s.
