depreciation question

i got into my first rental via a house hack of sorts... i purchased the townhouse and lived in it for 5 years.  i bought another house earlier this year and moved into that , and am now renting the townhouse.  my question is related to depreciation.  When does the 27.5 years start? is that from the time i bought the place OR from the time i began using it as a rental. Also, what about the appliances?  some were included with the purchase of the townhouse (dishwasher and stove)  but i added a microwave, washer, dryer, and 2 refrigerators.  just wondering how i come up with the basis for those is it simply the purchase price?
