IMO this is no way to make a living, but if chasing rents and ignoring tenants is the strategy, then you can definitely hit your 1%+ rule here in San Antonio.For my money we've been looking at small multi-family properties in mid to large size midwestern cities. 

If it's a Mainstream bank like WF, BofA, Chase they'll likely be most worthwhile on a plain vanilla primary purchase, and provide a good frame of reference as you shop for mortgage options.

The plus side of this is my insurance did all the chasing around of the tenant and their insurance so I only had to focus on fixing the unit.

Currently chasing that down but looking for other options.
