I believe this is fairly standard across the board.

I personally did not subscribe to paying for coaching in the initial phases, i believe there is plenty of free content and also books out there that can coach the early steps.

I am a believer that you have earn the trust and respect of your local vendors as well.

That is why I believe IMO that opendoor (old zillow flipping homes model) does not work.

I am a realtor and believe my income will not be as high as it has been for the past few years moving forward. 

I would target a 2.5x equity multiple and 8% cash on cash return, but I would focus mainly on the operators and try to figure out if I believe in the team and vision, and really try to understand if I trust them or not.

A wholesaling mentor can teach you tips and tricks for calling and such, but I don't believe their going to help you in general consistency.
