How is the bank linking?

I've also heard it can be a good thing to have some debt against a property because if any issues arise legally, the bank will be the first line of defense. 

What banks will do just depends on the bank, and your relationship with that bank.

It’s a one-time cost, easy to maintain, and shows you’re thoughtful about providing convenience for your guests without breaking the bank.

I've seen numerous QI's fail during my 40 years in the business, and most of the failures would have been prevented had their been government oversight.

How many banks do you work with, the commercial terms they offered you are really crappy..

Before you decide to pull the trigger with any Bank/Lender make sure the they are well versed in DSCR guide lines and close more than a couple a month. 

If I finance the rebuild then the 1031 exchange presents some challenges (I will need to land a property that cash flows or breakeven so that I can get the loan for my rebuild, or banks will count that debt against me).

There are MANY good SDIRA companies out there across the US, and its not like you need to walk into the bank to cash a check.
