Sure, it can be done with a "regular" LLC formerly described, but you'd have to update/amend your Operating Agreement.

Might it be worth amending the wording in the lease to say that after this repair, I will continue to provide the appliances (or namely, the washer/dryer) as a courtesy, but they will become responsible for repairs or replacement?
