Uncovering those great deals is the service a wholesaler provides for which they get paid.If you are just finding listed properties, you aren't providing much service.

@Benjamin Haberman I am not sure if this what you are asking, but I closed on a 3/2 in June with 203k loan and the termite inspection uncovered one tunnel towards a corner of the house.

You don't want to uncover them in the middle of your project if you can avoid it.We do them every time now.Andy

Luckily soon after uncovering my problem, I seemingly found my solution, 203K loans (thanks federal government!). 

What snags did you uncover? 

It is one thing if you have a building inspection which uncovers something major and return to negotiate a remedy, it is quite another to put pressure to lower the price simply because you offered an amount over your comfort threshold.  

Actually, we spent two hours on the phone with some potential investors trying to uncover what I know they were looking for.  

The seller has accepted my letter of intent, and this initial due diligence phase has uncovered some discrepancies.  

He failed to uncover my motivation and vital information about the equity in the building.
