Sweet.Secondly, the OP's property is in a low-rent neighborhood, so the pool of applicants will likely be more in line with C/D properties than A/B properties.

I know the MB area pretty good, but dont recall where there is an A/B neighborhood that the homes are only $145k, especially a gated community.

Its none of the tenants business on how much you profit on them and will only breed resentment if you are making good $$ on the investment.Keep it vague...... market rent is X and my expenses on A/B/C go UP every year....not down.....so each year I keep rent static or drop it, my investment is going DOWN....and that's not a smart investment.

I live in a Boston suburb and plan to buy a property in this area in a B class area which I expect to run me 500k+.I plan to buy something that needs work and plan to have 10k set aside for renovation and 30k for a down payment as well as some reserves.

I personally would avoid that area since i'd prefer a B class and up neighborhood, with easier to manage properties.
