We have two long term rentals and an ADU in our back yard. 

When I moved out I then rented the whole property and subdivided the back yard and did a land development plan for building 17 new houses. 

I saw the idle yard by myself when I was visiting.

Built walk-in shower, kitchenette, nook, walk-in closet, covered outside deck area, added fire pit, split yard.

I dont think the terms allow me to post a link but here are some basics.Has been occupied avg of 17 days per month since Sept.managed by a top tier company and has 4.8 star avg reviews.Also would be a good family home (large private lot, fenced yard, hot tub).It has the benefit of being near Austin downtown, but NOT in Austin city limits (9 miles to city center), so lower taxes and no STR rules (default to Travis County rules).I have read the forum posts for similar situations, however every market is different. 

Condos have HOAs which can be good for landlords because the keep the outside of the building, landscaping, and rules to keep tenants from making their own "yard art". 

One has a 4/2 upstairs and an ADU (2/1) in the basement, but they are not separately metered and doing so is not an option (also, yard is not divided).
