Realistically at this price point, its hard to find a good agent.

syndication/private equity deals have a much better chance of penciling and providing decent CoC as there are more economies of scale and sophistication at the GP/operating group level in general.

I'm looking at a property in a small town, that is a good recreational/STR market, but there are very few comparable home sales to base an ARV on. 

I personally never look at BP on my phone or the app on my phone but i just checked it and its still there it brings up the forum threads maybe BC I already had it ?

At least do this for your first few properties.
