Tenant stayed and is currently there 3 years later.

After almost 2 years of trying to find resources, and $40K spent, I have a decent tenant who would like to stay and I’m slowly recouping from the event.With that said, I’m still open to section 8, because not everyone on section 8 mismanages their opportunity, and I’m also open to regular tenant.

Do they guarantee that the tenant will stay for a set amount of time or you get your money back?

Are you open to different markets considering you travel a lot or are you looking to stay in socal for your first investment?

Work with a good property management company who will get co-signers from parents (parents are typically paying rents) and be flexible around subleasing, especially during summer periods because students go home and do not always stay for summer time; this can still be a 12 month lease.

A 1031 means staying in real estate.
