I'm in corporate housing, so my clients/tenants are a bit different then "traditional", with that said, our leases include items tenants are responsible for, and snow removal is one of them.

As for incorporating a rehab business with employees, that is a realm I know nothing about.

Take a narrated video WITH the tenants in it when they move in.Then take another video (without them) when they move out.Will be impossible for them to realistically challenge any damage claims!
