This seems like a no-brainer to me and fits well into a vertical integration strategy (I'm also thinking about managing other people's rentals as even more vertical integration (aka side money).  

We also have an integrated lead dialer.

Based on the damage in the backyard, I suspect this 'nice formerly-homeless man putting his life back together that just has the best integrity I've ever seen in a tenant' (as the seller claimed) has caused other damage in his move-out.

Despite criminal history, typing/grammar errors, etc. you can always improve and make something of yourself if you have sincerity, integrity, and good work ethic.

I always over analyze and psych myself out (analysis paralysis is the term I believe).Therefore, I'm networking - looking for someone honest with tremendous integrity, principles, and character that I could help out who would also be able to guide me while I learn the ropes.

The Air Force has instilled its core value of "integrity first" into me, which has shaped who I am now, and defines the kind of real estate professionals I want to surround myself with in the future. 

Focus on finding a primary residence (i.e. condo) in the area I am willing to live, possibly integrated into a fix/flip/upgrade strategy.Right now, I would lean toward 2, with an eye toward capital accumulation, before turning to 1.

My experiences have all been good, and I believe the vast majority of people investing in notes operate with the highest integrity, but there are cases where the operating JV partner has apparently not fulfilled their obligations or promises to the money partner, so stay aware. 

The interface for the manager is more intuitive and user-friendly than SiteLink, and the software integrates very well with our website to do online rentals.
