I actually have a little 1br condo near my other building in Rogers Park contingent I close in 2 weeks its rented $1100 and I'm going to bring it up to $1350 maybe even try $1375-1400.

It can be for earnest money or double closes.

I currently have 4 rental properties and am about to close on the 5th.

Who is doing the ARV evaluation because I have seen a lot of examples over the last 3 years when a new investor looks to buy a property and ends up having the wrong ARV or sale value.

Would you be interested in this property for the upside potential, or is it too close to the war zone?

james is so close to my story, i have a dozen properties with about the same income.
