I found that most of what I consume can be recycled, so I got the biggest can for that.

I would say the biggest pointer will be to be patient, offer as soon as you see something that makes sense and come in with your best offer up front.

But I’ve found that my biggest gains came after joining coaching and mentoring programs.  

The biggest red flags are cheap houses in cheap areas but have excellent papered numbers. 

The tenants signed a lease and that should be all they need as incentive to pay their rent. 

Some may require a 30 day (or whatever you use locally) notice as incentive to talk to you. 

I agree there's incentive to delay across time (time value of money), but if the discount is significant enough, I prefer avoiding longer entanglements if I can!

However, if you wish to maximize your profit, you can most likely pay an incentive to the tenant then wait for least a month before having them move out to allow them to find another property.

My biggest uncertainty is monthly occupancy rate.

I think the biggest concern is what strategy to start with.
