Home sold after a bid war of 25 plus buyers become a new reality of day to day real estate transaction that get the stress of buying a home a totally exhausting business, almost un attainable, however here we go. 

However, after speaking with a couple agents who represented nearby listings, my understanding is the home could fetch a $215-220k ARV as a flip (would require stainless steel appliances, granite countertops, custom finishes, etc.).

(So dig a little deeper in area searches) Irvington for buy and hold properties (this area has been unique as well as stable for some time with buy and holds), other areas for fix and flip would be Haughville (truly seeing some changes in the market recently and level of finish to homes), Brightwood, Bates-Hendricks and most recently near Riverside Park bound by 16th St to the North, 10th St on the South- Indiana Ave & River/Fall Creek East & West.

I have found that renters, in general, treat a unit in accordance to it's finish level: they treat a nice unit nice and a trash unit like trash.

I will definitely continue my studies after finishing with AHIT and pursue a national certification.

Finishing the basement would add ~150$/ month to my mortgage.

While finishing up school and searching for job opportunities, I lost track of what was going on with the property.

They removed the majority of items and then left me to finish up.
