ALL referral.. she spends not one dime on advertising.. and her desk fee is flat at 12k a year... so pretty productive.Why give that up to chase investors around... ???

Hey everyone, I am working on a few different direct mail campaigns and am wondering if anyone has any tips or systems they use to make sure they are not mailing the same people on more than one campaign?

Contractors do not perform as advertised, the city puts a lien on the property because the borrower stopped mowing, taxes become due, the servicer adds an loss mitigation extra step that no one else does because they interpret RESPA differently and want to triple-cover their asses. 

She’s not advertising the property through the MLS, either.
