@Tim Brooks  you should check some of the long threads on BP about selling RE without a license..the equitable interest theory is just that.. in most case these folks simply are breaking the law especially beginners the guru's selling the how to just fail to mention that part.. its sad here you have someone starting out looking for help and the first thing out of the their mouth is should I fib to the seller.. tell them I am a cash buyer when I clearly am not.. what ever happened to telling the truth....

i agree justin...all i'm saying is the attorney's closing table is not the right time/place in my opinion, if i do decide to show how that 50,000 she sees is not what i get...sadly though, i probably won't ever have another chance, so when the guy's wife gave me the cold stare, i just brushed it off, shook their hand and left with my check.
