First Wholesale deal

First Deal?: So my husband and I may put a home under contract but the AP is $157,500 and the seller may take our offer for $155,00. He is not willing to budge very much but im pretty sure we can sell it for $160,00 since its general in our area. (not a big profit but its certianly a start) The seller is asking if we have a loan but we want to share the house with our list of cash buyers. Would I tell him we are buying it in cash and to give us 30 days? -We have our contract but I think he wants to use his. I'm definetly outting my novice-ness out there but...HELP. :)

This deal is way too skinny.  Keep looking until you are on more solid ground, especially for your first deal.  Dont forget to practice your scripts and dialogue so you wont sound like a noob
