I am seeking advice on some steps concerning getting funding for my next investment property. 

REI is a very important step.

But if you can get over that mental hurdle investing out of state is a great method to find a good deal. 

Also keeping in mind REI is best used as a get rich slow method.

Hey @Melinda PajakThe refi/exchange dilemma is definitely perplexing for a lot of owners.As others have suggested, the best step to take before anything else is to assess how your property is currently performing.

For example, instead of saying, "I'm investor and have a list of clients that Im trying to help to gain ownership on a house," try something like, "I help home buyers who can't secure traditional financing seek nontraditional methods of financing their purchase."
