I have thought about buying a four plex and claiming one of the units will be my home to take advantage of a lower down-payment.

Are they discount compare to in home remodeling or tear down new built?

Hello BP,I need some advice on what is the worst investment I've ever made.Overview:- Purchased a condo in 2022 for $270k, with a 3% down payment.

We do not have much at all saved up for a down payment and are looking at areas in the south because of the low cost/medium rent.

@Kelsey VanSleen, along the lines of Andrew's comment, it all comes down to seller's needs and solving a problem for them. 

The Roam site tells you which properties have these loans, what the interest rates are, what the monthly payments are, what your down payment will be, and they supposedly help you through the process.

Given that there are two ways to grow your business, organically, posting here and on social media, I for instance have a blog, now both in my experience and talking with people who have or had tried to build that way, it’s wayyyyy harder now than before, interest in real estate is way down, I know a few people with pretty large YouTube following’s views are way down.

Some home builders are eating profits buying down the rates with the lenders to get into the 4's or 5's fixed but it comes at a steep cost many tens of thousands in fees upfront to the lender.
