ADR Appraisal & Valuation for California

Hi all
Does anyone has some guideline for how ADU (attached or detached) has its impact to home valuation? Are they discount compare to in home remodeling or tear down new built?

I talked to a GC and ADU in general are fairly expensive to deploy these day even for a flat surface in the backyard. I saw many pre approved ADU partner cost over $250k plus site prep for 500sqft deatched ADU. I am not sure if investor can use ADU as part of their BRRRR strategy or flip project. Thanks.
