It would appear that the Association can foreclose on the property for the amount owned plus interest and other fees and the owner would still be on the hook for their mortgage unless they found a way to resolve the issue during the redemption period (6 months after the sale in MN).

Has a tenant ever taken you to court for this?

I asked that the seller sign an agreement with me that he will own the eviction process if the tenant doesn't leave and that if the tenant is not out in those 15 (rent free days) the seller, would owe me $75.00 per day for as long as he took to evict the tenant thereafter.My question is, would this agreement hold up if I need to take this to court? 

Additionally, when I look at this property on-line, it doesn't appear to need much work.

You can check anyone on MN Court Records for free to see if they have judgements or evictions.

The many new startup attempts at mimicking these real estate search engines haven’t appeared to gain much traction.

My memory is that a court was not involved.
