Although I do plan on conferring with a CPA regarding my specifc situation in the coming days, any additional insight into my 1031 exchange/capital gains situation would be greatly appreciated.   

I see two modes of "defense" in buying LTRs - cash flow and equity. 

Because they will get defensive if they feel you are pressuring them.

Old capital podcast and conference are a good place to learn.

There are a lot of experienced investors here, and the big conference that we just had a month ago was a great way to see what other investors are doing in different parts of the country. 

We get a lot of cool speakers at our meet up and this month is a local award winning stager fresh off a national conference winning a bunch of awards, Carl Dismukes, who will be sharing some of the latest stats and trends. 

Donald Rumsfeld, Ronald Reagan's Secretary of Defense, famously spoke about the "unknown unknowns" in a military situation.   

A more recent goal is to attend 10 conferences / industry events before the end of the year. 

They'll have an office where you can use a conference room and copiers/printers/etc.

It may sound like a dumb question, but in my defense, I am VERY NEW to this.
