Never use it as the basis for an actual purchasing decision.You need to calculate your expenses comprehensively and make sure you have a clear picture on the cash flow - I'd suggest using the BP BRRR or Rental Analysis calculators to make sure you're not missing anything.

There were at least a dozen REI educators selling flipping/wholesaling courses and seminars, with the same "no cash, no credit" hype as today.Title searching and resources for finding missing owners has gotten better and more comprehensive, but I was able to do most of what I can do now back in 2000.
