I would agree that any work that required a permit should have some overview by the HOA but probably limited to requiring an actual permit.

Never use it as the basis for an actual purchasing decision.You need to calculate your expenses comprehensively and make sure you have a clear picture on the cash flow - I'd suggest using the BP BRRR or Rental Analysis calculators to make sure you're not missing anything.

There were at least a dozen REI educators selling flipping/wholesaling courses and seminars, with the same "no cash, no credit" hype as today.Title searching and resources for finding missing owners has gotten better and more comprehensive, but I was able to do most of what I can do now back in 2000.

These platforms look extremely comprehensive but unnecessarily complicated for my use.TenantCloud, this should have been a great "Just Right" solution for me, with all the features I need and not much else.

Great overview filled with samples and it aligns with being honest to the seller and examples of good and bad investor experiences. 

A classic chestnut (dated but comprehensive) is Landlording by Leigh Robinson, for example...
