It's cliche, but they WILL CAUSE GREAT CASH FLOW because one has been attempted since the 1930's and the other is a HUGE INDUSTRY yet to fully bud and I am getting in on the ground floor while already knowing the contacts and having the interest!

If it were me and I had to take it, my first attempt would be to sell it for whatever I could get for it, option 2 I'd dig into the legality of a bit more but I'd donate it to a charity/ nonprofit I DON'T like just for the tax deduction and burden them with the property taxes.

Because I am a moron, I agreed to this, and once this was done, he seemed to make attempts to get us to breach contract and keep the earnest money by setting closing dates (which in hindsight I never should have agreed to) that we couldn't keep.

I’m taking a trip out of state this week to look at properties and set up my team (agent, PM, contractors, etc...)I’m packing and working through how I’m going to keep notes straight, how I can utilize the same tools I have on my computer when I’m analyzing deals at home online but I want to attempt to get the same results on my phone or iPad without having to lug my laptop to every meeting and property etc...So what apps do you use and how to you keep track of notes while you’re “out in the field”?
