B) no template contract anywhere will achieve everything, so using the free versions from YouTubers or legalzoom or any other website, should still be reviewed by an attorney to make sure you are protected and there is no language that is outdated or not applicable to you.People in general are scared of contracts, so trying to create something that is short and simple, yet protects all parties is the ideal situation.

The owner occupancy requirement only applies at the time of original loan issuance.There might be a rate difference between an owner occupied refi and an investment refi, so you still do need to clarify that on the refi loan application.

I am buying a couple buildings now, and altho a bigger price tag, the questions on the loan application that might interest you are something along the lines of “are you within x miles of the property” “how many years experience do you have” “which property manager will you be using and how much experience do they have” part of my success has been working with a knowledgeable commercial agent that knows the commercial market and knows what lenders want etc.
