The second unit it occupied by Section 8 getting about a $400 discount but she will be only staying 1 additional month after closing.

Just adjust to the conditions, but stay in the game w/ deals that work.

We do a walk through within hours of closing and do a hold-back of funds to cure any defects like trash out or eviction.If the parties agree that the seller can stay for a period of time, we execute a "use and occupancy" agreement that details the per diem cost, utilities, insurance, etc. 

Hello my aunt unfortunately passed and she left me her condo and I wanted to evict her husband for multiple reasons one being he thinks he is going to stay there and not pay the bills and me basically take care of him, so I wanted to know is there any issues or problems with evicting someone during the winter or any other legal Issues I may encounter during the eviction process?
