BiggerPockets has recommended screening companies that you can do some research on to see what company would best fit your screening needs.

@Blake Stewart this really depends on what your end goal is with the property and how your financing strategy fits to getting to that goal.

I would echo what many have said that there is no "one house fits all" approach in terms of yard, stories or bedroom locations.

Net lease properties will be an excellent fit if you don't have anyone to manage the property.

The bills (including groceries) will all be paid instantly when my check is direct deposited, my savings will be automatically withdrawn from my paychecks so I never even see it, and what's left over is mine allocate as I see fit.

I've actually sent a couple things another investor's way recently because they didn't quite fit in the scope of work I was looking for (meaning I didn't have time to take them on). 

I had my contractor basically fit the whole house, create an open concept for the whole first floor and put in a nice kitchen with granite countertops and new appliances.

So in @Matt Faircloth's recent webinar  "How to Find and Evaluate Your First Apartment Building Deal" he talks about putting together a "Deal Hotsheet" which he shares with his "hunters" so they can find him deals that fit his needs.

Simply ask what their buying criteria is and send them anything remotely that fits.

It's less about favorites and more about fit depending on what the investor needs
