Nothing is 100% - let the applicant know your steps if it will make them feel better.I would make your application .pdf editable, it may already be- I fill and sign my documents from my phone and I find few people even scanning anymore.I would suggest that you email the application to them before the showing so they can either bring it with them or email it back before.
