You are not paying realtor fees and unless you do an environmental study I would suspect you would be 1/4 to 1/3 of that cost.  

The illegal unit was discovered and ordered removed after the building dept came inspected and issued violations.

I have been traveling to and studying the neighborhoods the past couple of years,and have a good idea of what's available now. 

So although I haven’t thrown that plan out- I have a few thousand saved and I need to get my feet on the ground running because I have been studying, reading, researching, listening to podcasts and devising different investing strategies since April 2018!

Do they regularly keep in touch with case studies about fellow clients and do's and don't s ?

But before you take actions, I suggest that you study and learn first Real Estate investing.
