I don't know what kind of indicators people are used to seeing, but this is a strong counter to the opinion that the neighborhood is fringe, or only appeals to DINKs, or is dangerous.From a new investment standpoint there is a lot of competition for the few deals left, but there is a steady supply of new listings because people are cashing out.

I would strongly recommend finding out how they will settle non total losses as well as a total if you are not insured to the full replacement cost.

I would prefer to lend at a slightly lower rate to an experienced and successful flipper with strong financials verses someone who just started out in real estate.

Strong agree with Kevin, I think in that structure you don't have equitable rights and then no right to market the home so it would be pretty sketchy.

It will pay off for you in the long run.I have NO crystal ball, but I cannot believe that the int rates will continue to rise, the global economy is not that strong and if the dollar rises too far, it could cause economies overseas (to fail) and this will rattle the markets and people do not buy, anything, when they are nervous.
