brian's right on....by law you must have heat in most areas.that being said there are options....electric baseboard heat is very cheap and effective....in fact, i find tenants prefer it to gas bc it's only one bill and deposit to pay when they move in versus a gas and electric deposit..just be sure there's room on the breaker panel to hardwire in electric heat...it's inexpensive to buy at home depot, lowes, or harbor freight, and an electrician should wire it up for a few hundred bucks...as far as a/c, most lower income areas around me use window a/c units that simply plug into a 110 outlet...i do not provide those for tenants..they buy their own..very easy!!

Not saying that it can't happened, but I have done or facilitaed over a thousand installment contracts, including options and never had one accelerated to maturity under the due on sale, arising from just the transaction.

In my experience stocks tend to appreciate much faster and give you a bigger bang for the buck than real estate in terms of investment returns.

I am not sure if there is any guidance on what the ceiling of credit report fees is or can be however I would tend to believe you would see $25 to $50 bucks.

Original debt was $270k negotiated sell price $155k gross appraised at $220 I got paid $2500 bucks from the end buyer out side of closing for negotiation and them staying in the house they love.

I realize it's not the smartest thing to be doing, but I'd rather do that than spend a hundred bucks or so on legal zoom, then find out it was pretty useless or wrong and have to spend more money to make changes.
