Realtor.com has a great feature that lets you specify what your looking for and the site will auto email you all new listings within your criteria.I got my first deal this way.

Not all MLS's have this feature but we do in SA and its a good to way figure out who the owner is withouthaving to dig through the county records.I also agree 100% with Jon's comments.

I have incorporated many other features as well, such as a "Support Ticket" where tenants can send things like maintenance requests and other questions, and even a section that are costs.
