Find a reason to deny.

That doesn't mean they would call your HELOC due in full or anything but it would likely deny the loan. 

About 3 or 4 months ago I tried to see if I can get a FHA loan through New American Funding, sadly I was denied because I have not been on my job long enough (2 Years).

Now I am in favor of rental registrations, but the city of Dallas has been overly abusive to landlords with it.

For example, if you processed 15 applications and 10 of them were denied because they don't make 3x the rent, then talk to people about that requirement before they apply so they don't waste everyone's time.
