If they are German roaches, a few days after treatment, you have to go in and clean up the dead bugs.

I know when I was a tenant my landlord made me hire professional cleaners, carpet cleaners and flea treatment, etc with receipts.

Call me an idiot, but I promised his mom I would take care of him when she was in her final days of fighting her cancer in 2008.

I can't think of any other reason for that, except they expect that to be difficult = PITA.Maybe not, but in my life experience, you're way better off to deduct the reason is because the tenant is a PITA than some benign reason that equates to the tenant not being a PITA...And to anyone who is tempted to say something like, "Well, maybe the tenant is great, but the seller has cancer or whatever ----- my answer is, really?  

Had a potential tenant ask me if I did monthly pest control treatments on property??  

I have been doing it for years and have a treasure of info about market rent, deposits, utility treatment, PM's, owners, pet policies, average stay, and empty days.If I were you I'd aim to have two months of mortgage payments liquid, and a plan for how you can quickly come up with two more months if needed as a safety net for unexpected repairs, lost rent, etc.  

Just disrespectful treatment.

HVAC, painting, pest-treatment, handymen... you name it.

They are not entitled to any special treatment beyond their legal rights.
