The lesson seems to be more about deal structure and taking steps to be assured that I have an out to take over the property if the original investor is not performing or have some type of collateral in position that will be used as a guarantee if defaults.

your numbers are flawed..... all most assuredly the tax's you quote are for owner occ.. many states have HUGE exemptions for owner occ... non owner occ tax's are quite a bit higherand some areas have dual taxation like city of Memphis.. you pay city and State property tax.And Texas as we all know the tax's are through the roof as well.

If you came to my house and you said I’ll give you X amount of dollars and I said sounds good and my wife was not on board I can assure you I would probably be  contacting you to tell you it’s a no go and call me names if you want to , but I have to live with my wife and not you.The bottom line is people change their mind with a written contract sometimes.

Most of them are also an electrical wiring nightmare that could go up in flames at any minute.Rob K - My home inspector has assured me that the electrical was done correctly, and the B-Dry installers said that it will not need to be removed in order to install the waterproofing system.Assuming the basement is finished correctly what is your objection to finishing the basement and adding square footage?
