Whomever told you that you can only do it once or twice was probably referring to an engineered hardwood product (they have a thin layer of real wood over a thicker layer of particle board).If the floors are real hardwood all the way through then you can sand and refinish them many many times.If you're good about it, you can usually get away with a light screen/buff and re-coat instead of a full deep sanding.

I've recently become debt free with the exception of my primary residence ($93k owed on $120k value, 14 years left @2.75%) and I'm working on getting it paid off before I'm 40.I'm educated, opinionated, animated, and analytical so I'm not one to jump into something new without understanding it and evaluating all my options.

Ideas on how to get that unit under control or at least sealed back up from the outside to keep weather and animals out....make necessary repairs for now on the unit I intend to buy to make it rentable etc.This is by far the biggest and most complicated rehab job I have ever come into.
