The free service, for landlords with two or less properties, tracks expenses, profit/loss, etc. of your rental properties ($50 fee if greater than two) but it requires linking accounts in order to automatically track and categorize expenses for you.I’m always uneasy when a website requires linking bank accounts.

Fellow BP Members,This post is looking for inputs (or links to other threads I may be missing) regarding three inter-related issues (I do have an Attorney, Mortgage Broker, and Accountant...but sometimes I gain more clarity by reading a good BP post from accomplished investor).Example Scenario: I own two rentals in two different states (Rental A, 2-family and Rental B, 1-family) both as personal investment properties.

One thing you may be able to do is to pay it back and reduce the amounts of rent received making it a tax write off, but ask your tax accountant.

Account Closed, How we do ours is we have the renter fill out the paperwork as a normal lease, which includes everything a basic tenant would pay for that property (i.e. utilities, and any associated maintenance, first month rent, security deposit, etc.) if they were renting from us.

Was Offerred rates of 5-6.5% after few phone calls, with early return penalty for 3 yrs etc and company was willing to transfer money to my account in 1-3 days ( it’s not a line of credit)Thinking of using this as a down payment for my next deal, but it took me 4 months to find my last deal.
