I realize it will take maybe 3-5 years to liquidate this way but I think anyone looking to buy the whole portfolio or even a chunk of the portfolio will expect to be given a discount.

It does, but that paydown isn't really realized until you cash out, which will undoubtedly lower your IRR since it pushes out the timeframe.
