I think if you concentrate on a niche like that as you try to find don't wanters, you'll have better luck.Letters every quarter, with your card on a magnet, an Xmas card during the holidays, a newsletter about local multifamily conditions, etc. needs to be part of your strategy.

Also when it's time to replace the whole tank we do it on a turnover as it's cheaper and easier than on a holiday weekend when a tenant calls you with no hot water :)

Blame it on the holidays, consumerism season, or the purchase of my latest rehab project, but I've been thinking a lot about my relationship with spending money.
