I've read plenty about this but wonder if the foreign investor part complicates things.I've had good reactions to the idea of a four year expansion period, with no payouts to investors and then take stock at the end of four years.

Obviously, you CAN receive significant positive cash flow from rentals if you do the work to find great deals.I also think that he makes things WAY TOO COMPLICATED by talking about Cap Rate and Annual Loan Constant!

This is complicated by the value (40k) here as it is getting harder for that part of the market to qualify for a mortgage under the current guidelines and the realistic chances of them improving their credit to be able to qualify is pretty low in that price range IMHO.
