It had been empty since it was purchased in 2017 as the owner purchased the home for his father and made updates (new HVAC/water heater, bathroom fixtures, flooring, kitchen, also a new roof was put on in April due to hail damage).

Currently each unit has their own electric meter and I am thinking about changing the heat system to Ductless Mini Splits for each unit so each unit will pay for the heat they use and they also will now have A/C which will allow me increase rent for that amenity. 

I dont have anyone for you however, a tracking system is something I could certainly use

They like to live in baseboard cracks and walls and they can live without food or water for over a year!

Also I would love if the tenants shared the water bill.  

In west coast most home owners filled the pool with dirt as local water district on and off for years to make water fill difficult and expensive.
